If I Could Only Buy 3 REITs, It Would Be These

2025-10-04 09:00:00If I could only buy 3 REITs, I would stick to blue chips. REITs with fortress balance sheets and exceptional track records. These would be my 3 picks.

2 Once-In-A-Decade REIT Investment Opportunities
seekingalpha.com
2025-09-22 08:15:00Many REITs are still trading at decade-low valuations. But as interest rates are cut, they could strongly recover. I present two blue-chip REITs offering a once-in-a-decade opportunity.

The State Of REITs: September 2025 Edition
seekingalpha.com
2025-09-16 15:17:54REITs performed very well in August (+5.48%), almost pulling the REIT sector's year-to-date total return back into the black (-1.11%). Small cap (+7.52%) and mid cap REITs (+7.13%) averaged strong gains in August while large caps (+3.16%) and micro caps (+0.87%) averaged more modest returns. 83.87% of REIT securities had a positive total return in August.

Powell Pivot Sparks REIT Rebound
seekingalpha.com
2025-08-24 09:00:14U.S. equity markets notched another series of record highs this week, surging into the weekend after surprisingly dovish commentary from Federal Reserve Chair Powell, who hinted at imminent rate cuts. Powell used his final Jackson Hole speech as Fed Chair to deliver a clear policy pivot, an unexpected reversal after months of insistence that tariff-related inflation warranted a hawkish framework. Markets were equally relieved by the policy-focused nature of Powell's speech amid speculation that the address may be used instead as a potential defiant sermon on central bank independence.

Goodbye Growth? Here's What I'm Buying As Value Mounts A Comeback
seekingalpha.com
2025-08-23 08:10:00Tech sector capital investment is surging, but enterprise AI adoption is showing disappointing returns, with 95% seeing zero ROI per an MIT study. This disconnect raises concerns about who will ultimately pay for the ongoing AI investment if enterprise customers remain slow to realize benefits. Recent underperformance in growth tech stocks reflects these doubts, while value-oriented dividend stocks have demonstrated resilience and defensiveness.

6 Stocks I'm Buying As Tariffs Weigh Down The Economy (Chart Storm!)
seekingalpha.com
2025-08-16 08:10:00Inflation is in a tug of war: Disinflationary housing offsets inflationary tariffs, but tariffs will increasingly push consumer prices higher over the next year. The economy and stock market are both K-shaped, with affluent consumers and AI-related stocks thriving while others struggle or stagnate. Despite these divergences, I remain committed to value-oriented dividend growth investing, focusing on stocks with strong yields and growth potential.

2 'Wide Moat' REITs That Are Hard To Beat
seekingalpha.com
2025-08-03 07:00:00I focus on 'wide moat' REITs with durable competitive advantages and strong valuation discounts for superior risk-adjusted returns. Equity LifeStyle boasts resilient demand drivers, high switching costs, robust brand engagement, and a stellar financial track record, now trading at multi-year lows. EastGroup leverages network-effect clusters, diversified tenants, and disciplined development, offering strong growth, a fortress balance sheet, and attractive valuation.

East Group: Growth From Superior Location And Segment
seekingalpha.com
2025-08-01 17:54:58EGP owns top-tier, small-bay warehouses in strong Sunbelt markets, boasting high occupancy and resilient demand versus larger industrial peers. The stock is now undervalued, trading at 21.8x AFFO and below NAV, despite a stellar track record and 10% annual AFFO/share growth potential. EGP's conservative balance sheet (14% debt/capital) offers low-risk and dry powder for accretive development, supporting future growth.

5 Stocks I'm Buying As Retail Investors Take Over The Market
seekingalpha.com
2025-07-26 08:10:00Retail-driven meme stock mania is back, echoing 2021's irrational exuberance, with surges in fundamentally weak, heavily shorted stocks. Market leadership is shifting from the "Magnificent 7" to the "Fabulous 5" AI giants, driven by proprietary technology and AI infrastructure advantages. Despite market optimism, I remain concerned about persistent tariffs, which threaten corporate margins and are largely ignored by investors.
